Our team is building a composable real estate fractional NFT platform where high-value properties are tokenized as ERC-721 NFTs and fractionalized into fungible ERC-20 shares, enabling liquidity for traditionally illiquid assets. The platform implements vault-based NFT custody, on-chain fractional minting, and programmable revenue distribution to shareholders.
Key components of the platform include:
- NFT Minting & Fractionalization Pipeline – ERC-721 NFTs representing properties are vault-locked and split into ERC-20 fractions with automated cap table tracking.
- Primary Issuance & Subscription Mechanics – Smart contracts handle whitelisted pre-sales, subscription allocation, and investor onboarding with on-chain KYC/AML hooks.
- Secondary Marketplace & AMM Integration – Fractional shares can be traded peer-to-peer or through liquidity pools, supporting fixed-price, auction, and order-book settlement models.
- Revenue & Governance Modules – Rental income and profits are distributed via streaming or batch payout contracts, while fractional holders can participate in DAO-like property governance (buyout votes, refinancing decisions, asset management proposals).
- Off-chain Metadata Orchestration – Property documents, valuations, and legal disclosures are stored securely with IPFS pinning and off-chain indexing, ensuring minimal on-chain storage and verifiable provenance.
The platform is built with a MERN stack frontend, integrated directly with Ethers.js/Web3.js for seamless wallet interactions, and a backend that orchestrates off-chain compliance logic, document storage, and analytics pipelines. The goal is a fully composable, permissioned NFT ecosystem that makes real estate fractionalization liquid, auditable, and programmable.
