The role of Development Associate - Land & Power at CleanSpark involves supporting the company's long-term expansion efforts by identifying, assessing, and progressing strategic land and power prospects throughout North America. The Development Associate will aid in the preliminary stages of land and power development by conducting market studies, coordinating initial site assessments and due diligence efforts, and pushing forward potential opportunities for further review within the Land & Power team. Success in this role necessitates commercial acumen, adept relationship-building capabilities, prudent business judgment, and adept management of multiple ventures in a dynamic setting.
Key Responsibilities
- Research burgeoning markets to pinpoint strategic land and power openings in alignment with CleanSpark's growth targets.
- Evaluate industrial and commercial land prospects by considering factors like utility capacity, infrastructure readiness, zoning regulations, accessibility, and other site-specific attributes.
- Cultivate and sustain partnerships with utilities, brokers, landowners, developers, local authorities, and economic development bodies to source future prospects.
- Execute initial market surveys, site appraisals, and due diligence to assess the feasibility of potential opportunities.
- Provide support in negotiations and site control procedures, encompassing letters of intent, purchase agreements, and associated documentation.
- Prepare comprehensive market assessments, site summaries, and recommendations for leadership review.
- Manage a structured pipeline of potential opportunities, supplying regular progress updates on project status, risks, and milestones.
- Collaborate with cross-functional teams such as Engineering, Development, Construction, Finance, and Legal to transition viable prospects into the developmental pipeline.
- Fulfill any additional duties as delegated.

Qualifications
- A Bachelor's degree in business, Real Estate, Engineering, Urban Planning, Geography, or related fields is preferred. Equivalent combinations of education, vocational experience, industry training, or possession of a current real estate license will be considered.
- Two years or more of experience in commercial real estate, industrial development, land acquisitions, site selection, infrastructure development, energy development, or comparable fields.
- Proficiency in researching and evaluating commercial or industrial development opportunities.
- Demonstrated prowess in cultivating and retaining relationships with brokers, utilities, landowners, and developers.
- Strong skills in analysis, organization, negotiation, and communication.
- Ability to manage several priorities independently.
- Availability for travel nationwide.
Preferred Qualifications
- Prior involvement in backing data center, utility, energy, or industrial development projects.
- Familiarity with utility infrastructure, commercial real estate transactions, or site due diligence.
- Competence in GIS, CRM platforms, mapping software, or project tracking systems.
Salary: $80,000 - $110,000 annually
Candidates must be insurable under CleanSpark's vehicle insurance policy due to potential duties that may involve operating a company vehicle or traveling between job sites.
