Job Overview
The Manager, Site Selection & Land Acquisition is responsible for handling the initial phase of CleanSpark's inbound land and power opportunities. This role involves managing the assessment and validation of prospective site, land, and power leads from various sources, overseeing research on land and power feasibility, and maintaining the team's opportunity pipeline.
The Manager is tasked with nurturing raw leads into well-structured, due diligence-ready opportunities and presenting verified deals to Corporate Development leadership for negotiation. Additionally, this role involves supervising two Development Associates, creating operational procedures and reports to enhance origination processes' efficiency and scalability. Success in this position requires stringent evaluation skills, sound business acumen, and the ability to manage multiple opportunities simultaneously within a dynamic setting.
Key Responsibilities
- Act as the primary contact for incoming site, land, and power opportunities; assess, respond, and evaluate against CleanSpark's technical, commercial, and timeline criteria.
- Direct feasibility studies on land, power, utilities, and ownership, encompassing aspects such as title verification, zoning regulations, utility capacity, interconnection pathways, and environmental considerations.
- Establish and oversee the opportunity pipeline; maintain CRM accuracy and report on pipeline status, conversions, and megawatts under review to upper management.
- Progress raw leads from initial stages to a refined state, organizing and presenting opportunities for efficient due diligence.
- Present vetted opportunities to Corporate Development leaders for negotiation, assisting in the preparation of letters of intent, purchase agreements, and related documents.
- Guide, support, and nurture two Development Associates, establish priorities, review their output, and design systematic qualification blueprints.
- Foster relationships with brokers, landowners, developers, utilities, local authorities, and economic development entities to enhance inbound deal flow.
- Collaborate with various departments including Engineering, Development, Construction, Finance, and Legal to transition qualified opportunities into the development pipeline.
Qualifications
- Preferably hold a Bachelor's degree in Business, Real Estate, Engineering, Urban Planning, Geography, or a related field. Alternatively, a combination of education, relevant professional experience, industry training, or a valid real estate license might suffice.
- Possess five to eight years of experience in land acquisition, site selection, commercial real estate, energy origination, or the development of data centers or industrial facilities.
- Demonstrated expertise in qualifying, structuring, and advancing land and power transactions.
- Sound knowledge of utility services, interconnections, zoning regulations, property titles, and land ownership concepts.
- Experience in managing deal pipelines and CRM platforms effectively.
- Strong skills in analysis, organization, negotiation, and communication.
- Openness to travel across the United States.
Preferred Qualifications
- Prior involvement in supporting hyperscale, data center, or large-load industrial projects.
- Direct experience in people management or team leadership roles.
- Familiarity with GIS, CRM tools, mapping software, or project tracking systems.
Salary: $130,000 - $150,000 per year
